Today was a totally lovely day for viewing property on the Wednesday tour of southern Marin. I chose to see a rather magnificent set of homes – ah, Belvedere, then mmmm Mill Valley.

Belvedere, with 39 homes currently on the market (with the annual sales running around 30 homes there is slightly more than a 12 month supply). There are five homes in escrow, hopefully closing shortly.

Today my favorite home in this community is listed by Bill Bullock and Lydia Sarkissian for $12,995,000 . This is a big view home at 67 Belvedere Avenue. Oh my, the views! From this resort-style home, designed by Sutton Suzuki Architects and Andra Martens Design Studio and finished in ’06, you can reach out and touch the beauty of San Francisco.

A bit about the Belvedere market ….

In the past six months there have been fifteen sales (the least priced sale was 251 Bayview at $855,000, the high 31 Windward at slightly over $4M). As a reference point, 31 Windward sold for $4.2M in April ’07.

Location, Location, Location ….

Marin has a variety of price-points and locations. While the average sales price in Belvedere was slightly over $2.5 and the average price per square foot was $1270, in Novato there were 286 sales in the last six months, averaging $521,067 and with a per square foot price of $278.

The difference is based on the old saw, Location, Location, Location … which when refined changes to path of progress, views and proximity to water. Ah, Belvedere, a beautiful piece of land on the water with great views and a place where progress has little impact (other than limiting supply and increasing price).
