Currently there are 858 homes and 233 condos available throughout Marin County. Of these, 295 homes and 113 condos are in escrow, but the variance is great between towns.
Take a quick look at the very real-estate-sales-quiet Stinson Beach … there are 24 properties on the market and only one, the three bedroom, two bath home at 33 Calle Del Sierra is in escrow, contingent upon the sale of another home. Calle Del Sierra, which started on the market in ’06 priced at $4.475M has been on and off the market ever since. Currently it is listed for $2.775M by John McGeough and Kate Beacock.
A quick look at Novato reveals a far more active market with approximately 1/3 of the properties in escrow (347 properties on market, 128 in escrow. Average market time on those in escrow, 133 days; price per square foot $263).

Then we turn to San Anselmo where 122 Alder just closed escrow (34 active days on market, escrow closed in less than 30 days, thank you Beth Sasan). It wasn’t easy but the sale is complete and all of the parties seem quite pleased.
In San Anselmo there are 79 properties on the market, 19 of them (nearly 25%) in escrow. Average days on market for the homes in escrow: 119 days. Average per square foot: $456. Average list price is $1,120,142. We’ll find out the average sale price when they close escrow.
Now for those of you who like more detail, here is a comprehensive report prepared, based on MLS statistics, by the marketing department at Frank Howard Allen. Overwhelming, but pretty cool.
