Today’s blog is a short version of ‘the first open house at 12 Barber’ … but first, a blog comment from Marilyn Anderson, who responded, “You write to the tune of Windmills of Your Mind” … Thank you, Marilyn, I love all feedback! 

Then a “Wow!” … What a great Game 4 … I watched with Caren & Alan Cascio … yes, they have a TV, Karen H … This World Series has brought so much joy after a tough baseball stretch a few short weeks ago when the Giants were four back of the Padres!!!
 
Ah, Real Estate …The first of the visitors for the 2:00 – 4:00 pm open house at The Home With The Ka Ching Doors arrived shortly after I opened …. early …. Consequently the whole day was …. a series of half remembered names and faces … But to whom do they belong … one set of clients ‘belonged to’ (I think) Nat … who’d called saying, ‘It’s looks too good to be true … what’s wrong with it?’ ‘Misconception, corrected, this home shines!’
 
I had arrived early to settle in, enjoy the renovated space and get set for a Barbara Major open house … “I sit and read. If they interrupt my reading, I sell them the house and then go shopping” …  three sets of potential buyers arrived before the 2:00 opening …. James C, this should have been your open house, but congratulations on your multi-$M Tiburon sale. 
 
Digression … in October there were two BIG sales … 8 Eucalyptus Road, Belvedere, a five bedroom home was on the market two days before selling for $7M+ … to buyers represented by Renee Adelmann … and 161 Harrison, which was listed by Martin & Madden, was quickly sold by Carol Cebe.
 
Before anyone showed up at the open house, I’d planned on doing a bit of work  … thought I’d respond to real estate cards from … Nat, David, Carol, William and some others … set a fire in the fireplace … do a little cleaning up …. turn on a few lights … I’d also planned on a bit of smelling of the golden yellow roses in the rose beds on the far side of the drive way… 
 
But before I could do much a stream of half remembered names and faces and questions … questions about the creek … fish, yes …. I am still verifying, but believe that home is not even in the 500-year flood zone! … ducks, yes, look! An egret …
 
I got to enjoy Dennis Marrow’s clients … mother Kelly with her 15 month old and her mom, a proud grandma from the great state of Wisconsin … ‘will want my significant other to see it’ … call to Dennis.
 
Two sets of people came by who’d seen this home before the Ka Ching/Feng Shui … ‘It’s a different house’ ‘it feels totally different’ … these lucky people got the whole nine yards of the ‘Whole Foods feels healthy/feng shui talk’ 
 
Met soccer playing Nicole, proud forward from The Root Beer Mommas, who scored in their 1-0 win today, and came through with her mom  … also met Paul, who’s looking for a home … Paul saw Ka Ching as a great value, especially so close to town, at under $300 per square foot … but this home is 30% too large for him (P.S. average sales price in San Anselmo for the past six months has been $440)… 
 
Met Rosalie Weigle’s client Kate, who was turned off last time she saw the house …. Today she spent quite some time enjoying the property … then returned with Lucy (daughter) and Dave (husband) while Jim, the executor on the estate was there near the end of the open house … excited by the excitement … I had to remind him that we’re at Day 5 … yes, we’ve had over 200 hits on the website BUT the average market time for San Anselmo homes that’ve sold in the last six months is …. Over three months … so relax, Jim, there’s a lot of interest, two possible bidders that I know of … but let’s relax into the marketing … in the next few days a power point presentation for agents, two network groups, another open house, and the all wonderful Marin Real Tours bus is a week from Friday … oh, we’ve got excitement and we’ll sell this home to some very lucky person!

And I do believe that today I met that very lucky person/family! Time will tell.
