This blog began – yesterday — with Thursday’s broker tour of central Marin …. 150 homes to see … less than 15% of the properties new to the market, which means that most of the homes on tour are STALE … lacking market momentum … still awaiting a buyer. In Fairfax, over 25% of the inventory is in escrow … in Mill Valley, 19% … and in Ross 3 of 23 are in escrow … Ross, where the average market time is 162 days and the per square foot cost exceeds $1000. That’s where it began … yesterday … and I’m behind the 8 ball soooooo …

Note: A big wonderful part of Thursday was in the evening with Terry Pearce at Marin Brewing Co watching Lincecum on the mound pitching …. thinking back to Saturday’s game when Steve Perry (Journey) lead the cheers from right behind our seats … 45,000 wild and crazy fans ROARING … and then this evening, upon seeing Wilson walk back to the dugout and Lincecum return for the 9th inning … the flawless pitcher doing the baseball form of standing ovation/‘encore’ … a complete game, shutout with a Giants IN THE PLAYOFFs record 14 strike outs … there are some very beautiful parts to life here and now, and this game was definitely one of them.

This morning, while negotiating on two sales (bit to follow) I was on the Marin Tours Broker Bus Tour … maybe you’ll hear about that later … right now I’ll complete what I wrote yesterday and post it. Then back to work … writing is only a sideline.

Right now, I wrote yesterday, it’s crunch time on 122 Alder, San Anselmo … the buyer’s request for reducing the price being rejected … great house, terrific neighborhood, a real opportunity … and I’m at the plate, along with selling agent Beth Sasan, swinging, doing what we can to get this transaction back into its momentum.

Now … Today … right now … Friday … is a different day. Yes’s all around. Whew! (This negotiation process spanned several days) … and, as Scott Cherry responded to the blog bit on Momentum … with ‘you need to hire an agent with momentum.’ Yes, Scott, I agree …. That negotiation was done during ball games, while helping your client Bob H. with his son’s migraines and a whole bunch of other events … so I’ll relax during the potluck tonight and then relax again as 50 people are coming over on Sunday … plus there’s a whole weekend in-between … a weekend filled with Giants baseball!

Back to real estate: Among the new-to-the-market properties is 608 C Street, San Rafael, a four-plex short sale offered by Scott Cherry … And there’s the three bedroom, three bath townhouse end unit at Mariners Cove coming on in a week or so for, can you believe it? $549,000 …. And the four bedroom probate, no court process needed, at 323 Holly Drive, that’ll be coming on shortly at $419,000 …. Amazing prices. Great values.

So many good buys … I just received a call on 20 Marin View, Mill Valley … a property going to auction this weekend … the property needs tons of work but it has great potential.
