Today is the first marketing day … the day of 100 details … yet if god is in the details, few know all that goes into The Grand Opening … especially when it is the remarketing a home that has been on the market for six months … so I’ll lay a bit of the ‘action’ out here ….
First, Go Giants! World Series, Game 1, tonight …
… and me, limping a bit, working, knocking down the details with a bundle of morphine coursing through my vein …. Yes, half a dozen friends said I should’ve called them at 4am to get me to the ER for the passing of a kidney stone … too ugly to share, I took a cab. Thank you, Kaiser ER … in and out with only a slightly deflated wallet.

Good news, Bad news … sorry about the market update that was the last post … understand that it is my job to be upbeat in a rugged market because no matter what the market, homes are selling … buyers are to be encouraged, good buys are popping and, thus far this month, in Marin, 173 closed sales … and (not so good news) there were twice as many (364) reductions in price as sales.
About 12 Barber …
Even as the blog is forming, Jennifer Rodriguez emailed me the second draft of the flier. An award-winner herself, she does great work and noted that the color is different in jpeg’s … so I’ll check it and print it in the morning before the Rocky Vannucci’s rocking office meeting … and the Thursday broker’s open house tour (108 homes on tour so far).
Ah, brokers … we’ve had 123 hits on MLS so far today … Priced at just under $300 per square foot, YES! And commission of 6%, YES! Also, important, the professional pictures look great … thank you, Karen Larsen. I’m looking forward to the additional ‘dusk’ photos. And thank you Finola FitzClarence … your classical feng shui consult was so spot on … everyone’s mentioned that the house feels great. Just what the doctor ordered.
Mary Edwards just called, she has two parties circling on her 70 Barber listing, a 1700 square foot, three bedroom, two bath home of quality, also very near town, schools, shops …. One buyer for her listing, one for ours … that’s all we need, right? Indeed, while I was at the property, setting the fire in the fireplace, meeting inspectors, going over details with stager Linda Morrell (excellent work, Linda), there was a dark gray SUV cruising past … more than once … peering at the home with the Ka Ching Door … might they be the buyers Michele Barton mentioned for this house? Could be. We’ll find out.
Met with Rob Bastianon from the Ross Valley Fire Dept … passed that inspection.
Met with Eric Robbe, San Anselmo resale inspection … gotta fix the pressure relief valve on the new hot water heater … a call to the poet/contractor Alan ‘Newcastle’ Anderson when he gets back to town will get that done. Eric noted that the house looked ‘vastly different’ than the last time he was there.
Said hi to David Stancliffe, who cleaned the windows … plus the window screens … and the grungy toilet … thank you, sir! (I had closed the lid).
Sent information for PowerPoint presentation on Monday … great photos for that! Also gave Marilyn Anderson the information for running ads and additional paperwork for the listing file. Whew!
Using MLS I set the brokers’ open house and the Sunday open house … the latter on MLS, in the IJ, thru Allen Net …. Miracles of computer work.

The final ‘no showings’ day of getting a home ready is lots of work and lots of fun …. When a home changes as thoroughly as this home has changed it’s even more exciting. Open Thursday. Open Sunday. Come, See, Sell!
And now the game’s done been won … 25 hits, 18 runs, 9th inning rally quelled by the always confident Wilson with cutters and fast balls … 11 to 7 is an amazing win … we’re one-quarter of the way to Terry Pearce’s Giants in 4 ….. Go Giants!
