For you Giants fans …. What a game, game 3 was … loved the 91 mph cut by Wilson to Werth … yes! That’s teamwork. Go Giants!
Real estate is also a team game. The more active players working together and having fun, the more energy … Every day in real estate has myriad events, details and potential momentum builders ….
This building of momentum is especially critical in a tough market when we go from STOP (dead plants, sagging energy, few showings) to GO … and a sale. All of this is important in the building of the energy and the transformation and remarketing of a home … remarketing is the operative phrase …. a home that was on the market for 6 months to no avail … now known as
The Home With The Ka Ching Door
What follows are some of the bigger events conducted by the members of our team in this joint marketing effort …
Monday, two pre-marketing announcements went out to agents in networking groups (the focus is the opportunity to see the results of classical feng shui modifications – then sell the property because it shines – on hearing feng shui, try to think, yes, I do know people who spend more money for the same products in Whole Foods because it feels good, and they use classical feng shui in their design … but that was covered in the first of the feng shui blogs). By the way Melann, you can get contact Finola … call for her number.
We had a surprise, fun visit to a project in progress by Cindy Morton … ‘Just the paint is impressive,’ said she … Just you wait, Cindy, just you wait.
Tuesday, the garden shopping continues, planters by front door to be painted at same time as front door. A small add on.
On market date is to be determined by Finola; teaser blog sent out; initial paperwork submitted to Marilyn Anderson, who said this is one house she’ll have to see; an electrician bid the changing of outlets, installation of the dining room light, etc. Work to be done Friday.
Painting should be finished by Wednesday or Thursday. Thank you, Cesar!
Thursday, pre-marketing announcement at Rocky Vannucci’s Rocking FHAllen San Rafael office … Be quiet, Candy! Or not.
Gardener Barry Costa will be dealing with stumps and soil in front planter and removing dead plants … Wednesday afternoon … when all of us get together to assess project and direction.
The big plants from Sunnyside will be delivered Thursday. Thank you, Ross! I’ll set plants in place after touring some of the 132 homes on the brokers open tour.
Staging materials are beginning to show up, staging work to be complete by end of week.
Friday shopping trip with Linda Morrell for additional materials.
Owner job: please set up San Anselmo resale and fire department resale inspections.
Week of Oct 25th – 31st
Monday, Barry to expand watering system where possible; marketing group announcement; many odds and ends; ads to be written.
Tuesday, Karen Larsen, photographer shoots photos – recommendation by two of the three agents I talked with; For sale sign up on property; price determined.
Wednesday, on Multiple Listing Service (need some of those beautiful photos for placing home on Multiple).
Thursday, The Unveiling … at the brokers open house from 10:30 to 2:00; lock box will be on house thereafter. Come one, come all! And think … who’d love a close-to-town, large, four bedroom home with a gigantic living room and a Ka Ching front door?
Sunday, public open house …. Will James Cottle hold this home open … or will it be ‘yours truly’ … we’ll see.
First weeks, November
Monday, office announcement and marketing groups. Showings galore!
Thursday, second brokers open house, if needed.
Sunday, second Sunday open house, if necessary.
We will do all we can in this tough market to allow the momentum to sweep up this wonderful, entertaining home and deliver it to one lucky buyer. Can we be patient? Will this house last until the Real Tours Bus group arrives on the second Friday in November? What’s the next surprise? Will there be another 24-hour open house as I did at Stinson? Please, no!
