And now … Marin sales activity during the first two weeks of October was …. Amazing … Surprising? … Befuddling? I’d vote for the latter.
“We finally have the price right …” was a comment heard round the county as 227 properties were reduced in price while only 92 closed escrow. I smiled at one network group where this comment was made …. Then heard it again soon thereafter. Oh well.
Why didn’t these agents get the price right the first time? So many possible reasons … most mispricing comes from depending on comparable sales and … fear … yes, there is an element of fear in pricing …. Will the sellers still love me if I tell them what’s going on? (As a seller, I’d prefer the truth ….)
Hey, there are a few properties on the market where the owner liked me but liked someone else’s price better … one of my favorites has been reduced $300,000 … to the price I gave them eight months ago … oh well … great people but stuck.
Think it’s tough pricing things right out there? … Trin Hong has a record going in tenacity with the pending sale of 273 Playa Del Rey in San Rafael … 1161 days on the market for this three bedroom townhouse …. It sold in ’04 for $435,000 and started its listing life at $529,000 years ago (see, I said it) … now in escrow (again) at $249,000 ….
Since you may want to go see, and I’m ready to take you, the homes in Marin priced above $5M, of which there are 54 on multiple listing, and 8% in escrow … yep, four of the 54 are in escrow … including the eight bedroom home mentioned in an earlier blog .. priced at a smidge under $10M, 12 Canyon in Ross is awaiting the moving van … a very quick sale. Yes, that would’ve been a good one to jump on … if you had the spare change … need to know more about the market? Of the 22 homes in Ross, 18 are available and four are in escrow.
