The pace of real estate sales in Marin has picked up considerably and a large percentage of homes on the market are in escrow, getting ready to entertain new owners. The quick view is a comparison of two localities where sales are brisk – Mill Valley and San Anselmo.

In Mill Valley 208 homes are on the market of which 43 are in escrow (20%). In San Anselmo there are 141 homes on the market and 35 in escrow (25%).

Also of interest is the rate of sales: For the past six months there have been 55 San Anselmo sales – approximately nine per month – so the 35 in escrow represent a huge surge in monthly sales, attributable to the usual end of spring, beginning of summer burst of sales. The same is true in Mill Valley where the same six month period had 94 sales or sixteen per month. The 43 in escrow represent a pace of three times the six month average.

That’s the good news. And there I’ll stop. Call me with questions or observations at 415.257.2039.
