Homes in Ross have been immune to most of the market difficulties and have been closing escrow at two per month thus far this year. This is amazing because for most of Marin the sales of homes over $1M have been sluggish. And over $3M, pathetic. At least until recently. Further amazement: only one of the four Ross homes that sold above $3M in the past six months was on the market more than six weeks. One only lasted five days!
Inventory in our pricey shire is high at 15 months (there are currently 31 homes on the market). Five of these 31 homes are in escrow, which fits in with the up-tick in the market that traditionally begins, and ends, before the graduation season in June.
The exception is the home at 3 Circle, right next to Branson School …. Initially priced at $1,250,000 this home wallowed on the market, finally selling after six months for $728,000. An abject lesson in not over-pricing? Maybe.
