For the first time in 24 months the percentage of homes in contract in Marin County has risen to 26%. I believe this indicator is the best barometer of the health of a real estate market. It is the fastest and simplest way to get a current pulse. Dare I say the bottom? Are we out of a buyer’s market and will it last? Who knows… and I’m not even speculating. This is new territory for all of us and our nation overall!

What does 26% mean? Twenty six percent of homes for sale are “in escrow” or soon to be sold. If it is less than 25% we are experiencing a buyer’s market. 25-40% is a neutral market and over 40% is a seller’s market. For the first time in over four years Novato is in a seller’s market with 43% in contract, though condos and single family homes under $500,000 have been for awhile now. The buzz is all about multiple offers again.

When comparing notes with a realtor friend in Stockton last night, I learned that the distress properties have almost disappeared in that market and there is very little inventory overall. “We have so many buyers and nothing to show them”. Remember, “60 Minutes” named Stockton as ground zero for distressed properties a few years ago.

This is the best time in years to buy a home! Now is when we’ll look back and say “I should have”. Price are down, rates are down and sellers want to deal.
