Marin is filled with empty nesters who moved up from the Peninsula or the city to raise their kids and are now in their 70’s. Think about it… the bridge was built in 1937 – not that long ago, really. For three decades after, with GI cerificate in hand, eager young couples claimed their fair share of the American Dream. They always thought they’d sell the house when the kids graduated from high school… or college… well, they’re still there.
What I hear most often is from empty nesters is “Where do you go?” And, it’s true, we all love Marin and we want to stay because it is, arguably, the best place on earth! So many are used to a nice standard of living and a “move down” the real estate food chain sounds less than desirable. After all, it’s location, location, location. So, to stay in the same location, just a smaller abode, doesn’t always pencil out.
As a certified Senior Real Estate Specialist, I’ve enjoyed working with the aging population over the years. Often the demand for the quintessential senior move-down home outpaces supply and seniors typically don’t move often or quickly. The typical senior move down requirements are: same great neighborhood we’re in now, smaller home, one story, a few blocks to town for half the price the big family home is selling for. Given that most of the value of Marin County property is in the land and that developers don’t profit from one story homes as much as two story ones, not to mention that the majority of buyers have the same wish list, finding the right property and moving quickly on it is a challenge. Honestly, I embrace challenges, value the contribution I can make and love to feel needed.
I’m excited about a property that I’m bringing on the market this week that is unique in terms of desirability and supply/demand ratios. When I’ve mentioned it over the past couple weeks, the first response is always “What’s wrong with it?” Nothing! It’s 2 blocks from quaint downtown Larkspur in the flats, 4 bedrooms, built in 1982 and remodeled three times with quality and has a two car garage…. and the price is just $884,000. And low maintainence… an intimate complex of upscale homeowners pay low dues monthly to have may chores taken care of for them. Just lock up and travel the world. The first viewing of 7 Skylark will be this Thursday 10:30-2, then again Sunday 1-4pm. Of course, you are most welcome to call me for an appointment, as well.
After 20 years and 500 escrows…The game has changed but I still love playing it!
